摘要:随着我国的建筑体制的不断改革和完善,建筑技术的不断提高,对工程设计的要求也变得更高了。在项目设计时,不仅仅要考虑项目的建设成本,还要把工程的全寿命周期成本考虑在内。但从近几年的发展来看,设计阶段的成本意识相对淡薄,工程造价并未得到有效地控制。工程设计不仅是全面规划和具体实施工程项目的灵魂,也对造价的管理和控制有着举足轻重的意义。据统计,设计阶段对工程造价的影响可达75%以上。因此,项目能否取得期望的投资效益和社会效益与项目设计阶段的造价管理息息相关。 本课题在研究温州商城综合楼项目设计阶段造价管理的基础上,结合价值工程分析法在温州商城综合楼设计阶段中设计方案优化的应用,阐述了设计阶段造价控制的重要性, 并且结合温州商城设计案例分析了目前设计阶段造价管理工作存在的问题, 提出了设计阶段用来控制工程造价的合理化建议。希望能够在设计人员在做工程设计时提供必要的帮助,达到控制工程造价,节约社会资源的目的。 关键词 工程设计;造价控制;方案优化;价值工程;全寿命周期成本
Abstract:With the continuous reform of our country construction and perfect the system, the continuous improvement of the construction technology, the engineering design requirements have become more expensive. In the project design, not only to consider the project construction cost, but also the whole life cycle cost engineering into account. But in recent years, the design phase of the cost consciousness is relatively weak, has not obtained the effective control of project cost. Engineering design is not only the overall planning and specific implementation of the project of the soul, also has the significance of play a decisive role in the management and cost control. According to statistics, the design stage on the project cost is more than 75%. Therefore, closely related to cost management of investment benefit and social benefit and the design phase of the project will achieve the desired project. This research is based on the cost management in design stage of Wenzhou city comprehensive building project, combine application scheme design optimization in the city of Wenzhou building design stage in the analysis of value engineering, illustrates the importance of cost control in design stage, and the combination of Wenzhou shopping mall design case of the cost management in design stage, proposed the rationalization proposal design stage to control engineering cost. Hope to be able to provide the necessary help in engineering design in the design staff to control the engineering cost, saving social resources. 本文从以下几方面进行分析研究: (1)阐述了工程造价管理的基本概念以及重要意义,通过分析比较国内外工程造价管理研究的现状,提出全寿命周期成本管理模式以及发展趋势。使设计人员在设计时综合考虑建筑工程全寿命周期成本,力求做到以技术实现经济,实现两者的结合。 (2)分析了设计与造价的关系。因为设计阶段是造价控制的关键,并把在设计阶段影响工程经济性因素作为重点研究对象,并在此基础之上提出设计阶段成本控制的措施以及优化设计方案。 (3)运用价值工程思想在设计阶段优化设计方案,并比选出最优的设计方案。设计者力求以最少的成本实现建筑产品使用者所需功能,从而大大提高工程的经济效益以及投资效益。 (4)结合工程设计实例,定量分析比较工程经济的影响因素,提出了工程设计阶段造价管理的建议及想法。希望广大设计人员能够借此思路,使工程设计阶段造价管理达到预期目标。
