摘要:随着杭州房地产市场的火爆,杭州房地产是否存在泡沫也就受到社会各界的关注。本文通过文献查找、实地考察等方法,对杭州房地产市场现状进行分析,得出杭州房地产市场存在泡沫的结论,然后找出了杭州出现房地产泡沫的原因,包括政府政策不力、土地出让制度存在缺陷、供需结构不平衡等等,接着指出房地产泡沫存在对个人、经济和社会的危害,最后提出遏制房地产泡沫的建议措施,希望杭州的房地产市场能够健康的发展。 关键词:泡沫;指标;房价;政策;监管
Abstract:With the rocketing demand in real estate market of Hangzhou, the existence of the real estate bubble has been concerned by all works of life. Firstly,I make a conclusion that the real estate bubble is existing based on the analysis of the current situation of Hangzhou real estate market . Secondly, I find out causes of those bubbles which includes ineffective government policies, deficient land transfer systems, structural imbalancement in supply and demand, etc. Thirdly, I point out the harm which the real estate bubble brings to people, to economy and to our society. Finally, I find out measures to curb the housing bubble, and hopes that the real estate market in Hangzhou will boost a healthy development and its people will enjoy the final benefits. 房地产泡沫的存在使得普通百姓的住房成了棘手的问题,住房都解决不了,百姓如何安居乐业,国家如何构建和谐社会。杭州在经济快速发展的过程中,必须花大力气关注房地产市场,对房地产市场进行宏观调控,遏制房地产泡沫的膨胀,使房地产市场能够健康、持续发展。“居者有其屋”才能激发起社会各界建设社会主义的激情,否则,任其无所顾忌的发展,必将带来严重的经济危机和社会危机。
