摘要:目前,商品房价格已成为国人关注的一个焦点性问题,南京作为江苏省的省会,房价最高的城市之一更加受到关注。如何使商品房价格处于一个合理的价位,已是大家都在争相思考的问题。本文对商品房的成本构成从投资决策阶段到房屋销售阶段逐一进行了分析,探讨了降低房屋开发成本的各种可能方法,并尝试提出了一些降低商品房价格的有益措施,希望有助于遏制房价的攀升速度,使房价处于一个合理的水平。 关键词:商品房成本 商品房价格 房价控制 地价
Abstract: Price of commodity housing has been a focus problem causing great concern in recent years. As the captial of Jiangsu Province and one of the cities with high price of commodity housing, Nanjing has been paid more attention to. Controling the price in a reasonable level is a problem people consider widely. This paper analyse the cost structure of commodity housing in different stages respectively, from investment decision to housing sale, and discuss various ways to reduce the cost of housing development, trying to put forward some beneficial measure to lower the price of commodity housing. Then it is helpful to control the increment rate of the housing price ,and make the price stay in a resonable level. 房地产“热”是多种因素综合作用的结果,治理房地产市场是一项艰巨的系统工程需要各方面力量的协调合作共同治理。由于房地产业在经济社会发展、人民生活和公共行政目标达成等方面的影响作用,地方政府凭借权利强势介入房地产业实施的种种有限理性行为,是推动房地产市场升温的重要因素,因此,需要从减少政府诱因、规范和制约权力运行出发,加大对行政权力行使的监控力度,严厉惩治并减少地方政府的各种有限理性行为,以实现对房地产市场的全面综合治理,从而使房地产业沿着满足公共利益和保障社会福利的方向发展。 |
