摘要：随着我国国民经济的快速发展，中国房地产业也得到了长足的发展，房地产业已经逐渐成为拉动我国国民经济发展的重要支柱产业之一。然而，伴随着房地产业丰厚的投资收益，其高风险性也成为房地产投资者不得不面对的问题。房地产具有资金投入大，周期长，流动性差，回报率大等特点。所以说，对于任何一个房地产项目要想得到预期的投资收益，前期的房地产项目投资可行性研究就显得尤为重要。

　　　本文根据房地产投资的相关理论，对新康家园项目的基本概况进行说明，通过沭阳房地产市场环境进行分析，SWOT分析，给予新康家园项目市场定位，根据新康家园项目现实情况，本文将可行性研究重点定位在财务评价和风险分析，通过计算新康家园各财务指标，并进行比较分析，确定该项目经济可行性；通过研究房地产项目的风险因素，结合新康家园房地产实例，评价新康家园房地产的风险性，确定项目可行性。

Abstract：With the rapid development of China's national economy, China's real estate industry has also been considerable development, and real estate industry has gradually become a driving force for China's economic development one of the pillar industries. However, along with the real estate investment returns, its high risk has become a real estate investors have to face the problem. Real estate has a large investment, long cycle, liquidity is poor, the rate of return and other characteristics.
