摘要:中国房价的一路飙升,引起了社会各方的高度关注。对于超出普通百姓承受范围内的房价招致了大量指责,杭州也难以幸免。本文通过文献研究、定量分析等方法,对杭州楼市现状的进行分析,从引起房价上涨的原因入手,概括出房价飙升可能给经济社会带来的正反面影响,如拉动经济、改善居住条件、推进城市化、挤出效应、引起金融风险和官员“寻租”等。并结合实际情况,借鉴国外成功的经验,提出一些切实可行的措施。 关键词:房价;飙升;经济社会
Abstract:China's housing prices was soaring, and arousing great concern of all parties. Out of ordinary human beings’ range for affordable housing prices attract a lot of the blame, Hangzhou is also difficult to escape. Document research and quantitative analysis method were be used to analyze the status of the Hangzhou’s property market. Starting from the cause of rising house prices, to outline to the economic society’s effects of the obverse,such as promotion of economy,improve the living conditions , urbanization ,crowding-out effect financial risks and solicitation of local officials’ "rent seeking". The light of actual situations and learn from the successful experience of foreign countries, some practical measures were being put forward. Key words:house prices;soaring;economic society
任何行业经济活动都是宏观经济体系的组成部分,偏离现实经济发展水平而独自发展的高房价必然要破坏宏观经济内在的平衡,带来一系列的混乱和风险。正如杭州房地产市场,房价一路上升在给经济社会带来一定的效益的同时,也带来了许多不利的影响,甚至这些影响的危害超过了正面影响。鉴于这种情况下必须采取措施平抑房价,稳定房地产市场。全国各地各有各的现状,各有各的利弊,必须结合实际情况,进行综合分析,采取措施,这样才能保证中国的房地产市场健康的发展,为经济社会的发展贡献一份自己的力量。
