摘要:学区房问题已成为社会各界关注的焦点,但相关学术研究相对较少,主要从社会学角度对住宅功能变迁和因求学带来的房价的走势进行分析。本文从地理学的视角入手,以南京为案例,研究学区房的空间特征及其影响。研究发现:南京学区房的空间分布与房价高值区空间耦合,学区房的区际差异明显,学区房的覆盖范围小,空间稀缺,学区房的供需不匹配;学区房的社会经济影响主要包括对房价的影响,对教育公平性的影响和对社会分化的影响;最后提出解决学区房问题的对策。 关键词: 学区房;空间;影响;南京
Abstract: The problem of the school district residence has become a focal attention of the community.However,Academic research is relatively less,of which mainly study the house prices trend which caused by schoollocation and residential function change from a sociological point of view.The article study the spatial characteristics and its impact of school district residence from the perspective of geography, with Nanjing city as a case.Study found:The spatial distribution of Nanjing school district residence match with high house price distribution;The inter-district difference in school district residence is obvious ;the coverage of school district residence is small with space scarcity,and the supply and demand of such kind of residence does not match.The socio-economic impact of school district residence include impact on house prices, educational fairness and social differentiation.Finally ,proposed countermeasures to solve the problems of the school district residence.
