摘 要:房地产业是与人民利益息息相关的民生行业,也是国民经济的重要产业,它对国民经济的发展有重要的意义,然而在繁荣发展的背后隐藏着诸多融资问题,而且负债经营已经成为当今企业普遍采用的财务手段和理财策略,因而有必要了解负债经营的运行机制和寻找解决对策。本文通过分析我国房地产业上市公司的现状,根据负债经营存在的问题提出相应的建议,希望能够有所帮助。 本文从理论研究出发,阐述了债务融资对企业经营各方面的利弊作用,进而通过分析房地产业上市公司的负债经营现状了解其问题,最后针对问题提出相应的合理负债经营的建议。在研究方法上,通过定性研究与定量研究相结合,理论研究与实证研究相互辅助,在阐述经营现状后进行了实证分析,用数据对理论进行支撑。由于现实企业运行机制和市场经济环境的复杂性,很难确定最合理的负债经营的尺度,因此在实证分析时,选取在上海证券交易所上市的房地产企业为样本,运用软件对搜集的数据进行分析整理,通过数据对样本进行分析的方法以管窥豹,分析我国房地产业上市公司负债经营的现状。最后通过分析负债经营的影响因素,根据实证结果提出相关的适度负债经营的建议。 关键词:房地产业;上市公司;负债经营
ABSTRACT:As people's livelihood industry, the real estate industry is closely related to the interests of people, and is also an important sector of the national economy, having great significance to the development of national economy. However, numerous financing problems hide behind the prosperity and development. On the other hand, debt management has become commonly used by today's enterprise as financial management strategy and means, so it is necessary to investigate debt management operation mechanism and find solutions. Against the debt management problems, this thesis trys to make recommendations accordingly by analyzing the status quo of Chinese real estate listed companies, hoping it can make sense. Starting from the theoretical research, this paper describes the various aspects of the debt financing business’ pros and cons, and then research debt management problems by analyzing the liabilities operating status quo of real estate industry listed companies, finally put forward reasonable proposals against those problems. As to research methods, this paper makes theoretical research and empirical studies combined, and use qualitative and quantitative research simultaneously, then make empirical studies after the analysis, using data to support the theory. As reality enterprise operational mechanism and the market economy environment is complex, it is difficult to determine the reasonable debt management scale, so select real estate companies listed on the Shanghai Stock Exchange as sample for analysis Glimpse leopard, using the data collected and sorted by software, then analyze the current situation of China's real estate listed companies debt management. At the end, it proposes recommendations of moderate debt management based on the empirical results after analyzing the influencing factors of debt management.
