摘要:物业管理系统是现代居住小区不可缺少的一部分。一个好的物业管理系统可以提升小区的管理水平，使小区的日常管理更加方便。伴随着信息时代的来临，企业的生存以及竞争环境发生了本质性的变化。 对于企业而言，管理信息化无论是作为战略方针还是战术手段，在企业经营中的作用越来越重要。互联网的迅猛发展为企业带来了极大便利，企业的运行将更多地依赖信息系统的支持，信息系统成为确保企业的经济效益、运行效率的重要手段，甚至成为企业盈利的直接手段。因为传统的办公方式效率低，工作强度大。人们需耗费大量的时间和精力去手工处理那些繁杂、重复的工作，而手工处理的延时和差错，正是现代化管理中应该去除的弊端。本文设计了明珠万福家园小区物业管理系统来解决这些问题。

　　　本课题利用MyEclipse开发平台。首先进行数据库的设计，每个模块基本上脱离不了数据，所以在数据库设计时，要充分考虑数据的高效性，减少数据冗余。保证系统的运行速度。本系统的数据库采用SQL Server 2005数据库。明珠万福家园小区物业管理系统主要包括住户资料管理、投诉管理、住户报修管理、物业缴费管理、住户停车车费管理、系统维护模块。系统采用B/S开发模式，开发工具选择JAVA、JSP、JavaScript和Html语言，采用Tomcat服务器技术，后台数据库选用SQL Server 2005。
