摘要:国民经济的高速增长，使我国的房地产行业快速发展，物业管理这个房地产行业附属品应运而生，成为当今国民经济中一个颇具发展前景的新兴行业。随着房地产法律法规的立法数量越来越多以及小区业主的自我维权意识和追求高品质生活服务的意识的形成,各类原因的物业管理纠纷层出不穷。甚至某些物业管理纠纷的升级演化，严重影响到业主的生活质量。因此，如何解决物业管理纠纷已成为社会各界关心的重点问题。合理高效地解决物业管理纠纷，是物业管理行业健康发展的重中之重。

　　　本文以淮安荷湖星城小区为研究对象，对荷湖星城小区的物业管理纠纷进行研究，探究其物业管理纠纷成因、特点、类型以及解决物业管理纠纷的对策。基于以上内容，结合所学知识以及参考的文献资料，运用层次分析法、指标构建法、权重分析法等方法进行处理分析。借助excel软件进行数据分析，同时采用问卷调查的方法实地获得数据，结合法律法规为物业管理纠纷的对策研究提供可行性建议，建立荷湖星城以业主为本的物业管理体系，同时提高业主和物业管理公司的综合素质，为荷湖星城的物业管理纠纷的解决提供帮助，促进荷湖星城和谐社区建设。

Abstract:The rapid growth of the national economy, China's real estate industry rapid development, the property management of the real estate industry accessories emerge as the times require, as a new industry has a promising future in the national economy. With the development of the real estate laws and regulations as well as the increasing number of small owners awareness and the pursuit of high-quality life service consciousness, all kinds of reasons of property management disputes emerge in an endless stream. Even some property management disputes and its evolution, the serious influence to the quality of life of the owner. Therefore, how to solve the problem of property management disputes have become the focus of concern from all circles of society. High efficient solutions to disputes of property management, is the priority among priorities and healthy development of the property management industry.

　　　This paper takes Huaian Lotus Lake City area as the research object, the Lotus Lake City residential property management disputes of property management disputes, countermeasures to explore the causes, characteristics, types and solutions to disputes of property management. Based on the above content, combined with the knowledge and reference literature, AHP, index construction method, weight analysis and other methods of analysis. At the same time data were analyzed by using the software of Excel, and uses the questionnaire survey method of field data, provide feasible suggestions on countermeasures according to laws and regulations of property management disputes, establish Lotus Lake City to the owners of the property management system, at the same time, improve the comprehensive quality of the owners and Property Management Company, to provide help for Lotus Lake Star City property management disputes, and promoting the construction of Lotus Lake City Harmonious community.
